What RERA Lets You Put on a Real Estate Project Page
Marketing writes the page. Legal removes half of it. What survives ranks for nothing, and everyone concludes RERA and SEO are in conflict. They are not — the compliant page is usually the one Google prefers, for reasons that have nothing to do with law.

What must appear
Section 11(2) of the Real Estate (Regulation and Development) Act requires every advertisement and prospectus to carry the project registration number and the RERA authority’s website address. A landing page is an advertisement.
Maharashtra has gone further. MahaRERA requires the registration number and a QR code linking to the project’s page on the regulator’s portal, and specifies that the registration number and website address appear in a font size equal to or larger than the project’s contact details and address. A 2025 order extended uniform display across every format, including social media and site standees.
Haryana is more prescriptive still: HARERA requires the number and authority website in bold, at the top right of the advertisement.
So the baseline on any project page is the registration number exactly as issued, the authority’s website, and in Maharashtra a working QR code — all at a size and position that survives a screenshot.
A landing page is an advertisement. Everything that applies to a hoarding applies to it.
What cannot
The prohibitions are less often written down in one place, which is why they get violated by accident.
Super built-up area as the headline number
RERA defines carpet area and requires it to be the basis of sale. Leading with a larger saleable or super built-up figure, with carpet area in small print below, is the single most common violation on developer pages — and it is also a mismatch between what you publish and what the RERA portal shows, which is a credibility problem before it is a legal one.
Amenities that are not in the sanctioned plan
If the clubhouse is aspirational, it cannot be presented as a feature. “Proposed” and “subject to approval” are doing real work in that sentence, not decorating it.
Infrastructure promised by someone else
Metro lines, highways and airports that are announced but not operational cannot be stated as delivered. “Fifteen minutes from the upcoming metro station” is a claim about a thing that does not exist yet.
Returns, appreciation and investment language
Projected appreciation, assured returns and rental guarantees invite scrutiny from more than one regulator. Treat any number that promises a financial outcome as something legal must clear before it is written, not after.
The pre-registration question
This is where most developers want a loophole and there is not one. Advertising or marketing a project before registration attracts a penalty of up to 10% of the estimated project cost under Section 59. Telangana RERA has stated plainly that a “soft launch” is not a separate category exempt from registration.
Missing the Section 11(2) disclosure on an otherwise registered project is a lesser but real exposure — up to 5% of estimated project cost under Section 61. In practice, enforcement is often smaller and faster: MahaRERA fined a Pune developer ₹15,000 under Section 63 for non-compliant advertising, doubling if unpaid within fifteen days, capped at ₹50,000.
The amount is not the point. The order is public, it names the developer, and it is indexable.
What you can do before registration
You can build developer brand and locality awareness. You cannot solicit bookings for an unregistered project. That distinction is the entire pre-launch SEO strategy, and we have written about what it means for an eight-week launch window separately.
Why compliance helps rankings
Here is the part nobody tells developers. The compliant page is usually the better-ranking page, for reasons unrelated to RERA.
Buyers search the registration number. People check projects on the portal before enquiring, and they search the number itself. A page carrying it exactly as issued captures a small volume of extremely high-intent searches that no portal listing competes for.
Specificity is what ranks. Carpet area, sanctioned amenities, possession timeline, RERA number, construction status — these are precisely the specific, verifiable details that distinguish your page from a portal’s feed-assembled listing. The compliance requirement forces you to publish the content that wins.
Dated factual content is favoured by AI assistants. Analysis of AI citation patterns shows platforms cite content around 26% fresher than traditional search does. A quarterly-updated construction status block is both a RERA obligation and the most citable thing on the page.
It is an E-E-A-T signal. Property is a decision involving someone’s life savings. Verifiable registration details, accurate areas and honest possession dates are trust signals in exactly the category where Google applies its strictest scrutiny.
A page structure that satisfies both
What we use. It is not clever, which is the point.
- Disclosure block in the template, not the content. Registration number, authority website and QR code rendered by the page template so a designer cannot remove them and a new project cannot launch without them
- Carpet area as the primary figure in the specification table, with any other measure clearly labelled
- A specification table, not a brochure PDF. Configurations, carpet areas, floor plans and possession timeline as HTML. A PDF ranks for nothing
- Sanctioned amenities separated from proposed ones, visibly, with the distinction stated
- A dated construction status section, updated quarterly alongside your portal filing
- The registration number in the page text, not only in an image
- Infrastructure described as it is today, with timelines attributed to whoever announced them
- One URL per project, not a tab inside a page about eleven others
State rules differ
The central Act is common, but each state notifies its own rules, forms and portal. MahaRERA, HARERA, TNRERA, Telangana RERA and the rest differ on registration formats, display specifications and agent requirements. A template built for Maharashtra will not automatically satisfy Haryana.
If you build across states, the disclosure block needs to be state-aware, which is a development requirement rather than a marketing one — and it is the kind of thing nobody discovers until a project in a new state is already live.
This is a marketing note, not legal advice. We are an SEO firm. Your compliance team or counsel decides what goes on the page; our argument is only that the compliant version is rarely the weaker one for search.

Questions
Does RERA compliance hurt a project page's SEO?
Generally the opposite. The mandatory disclosures — registration number, carpet area, sanctioned amenities, construction status — are specific, verifiable and dated, which is exactly the content that distinguishes your page from a portal listing assembled from a feed. The compliance requirement forces you to publish what ranks.
What must appear on a real estate project landing page under RERA?
Section 11(2) requires the project registration number and the RERA authority's website address on every advertisement, which includes a landing page. Maharashtra additionally requires a QR code to the project's portal page, with the number and website in a font size equal to or larger than the contact details.
Can we run a landing page before RERA registration?
You can build developer brand and locality awareness, but you cannot solicit bookings for an unregistered project. Advertising an unregistered project attracts a penalty of up to 10% of estimated project cost under Section 59, and a 'soft launch' is not a recognised exemption.
What is the penalty for missing the RERA number in an advertisement?
Contravention of the Section 11(2) disclosure requirement can attract up to 5% of estimated project cost under Section 61. In practice enforcement is often smaller and quicker — MahaRERA fined a Pune developer ₹15,000 under Section 63, doubling if unpaid within fifteen days and capped at ₹50,000.
Do the rules differ between states?
Yes. The central Act is common but each state notifies its own rules, forms and portal. Display specifications differ — Haryana requires bold placement at top right, Maharashtra specifies relative font size and a QR code. A template built for one state will not automatically satisfy another.
