Real Estate SEO
A launch has a fixed window, an enquiry is worth lakhs, and the portals outrank you for your own project name. RERA governs what you may claim, so the copy that would convert is often the copy you cannot publish.
The problem is nearly always architecture
Most developer websites have a Projects page listing everything, where each project opens in a modal, a tab or a downloadable PDF. There is no separate page for a tower, a configuration, a possession date or a RERA number.
No page means no ranking. Google cannot rank a tab, and it cannot rank the third accordion on a page about eleven other projects. The architecture is the constraint long before the content is.
Giving every project a real URL carrying the full specification — configurations, carpet areas, price band, RERA registration, floor plans, possession timeline, construction status — is usually worth more than everything else combined.
What we work on
Project pages that can win their own name
A portal page about your project is assembled from a feed. It has a name, a price band, photographs and a broker’s number. It does not have your floor plates, your specification sheet or last month’s construction update. You have all of that and are usually not publishing it in a form Google can read.
Locality and micro-market pages
Buyers rarely start with a builder. They start with an area, narrow to a corridor, then look at developers. Locality pages work when they carry ground truth a feed cannot generate — commute times at 9am, which schools have seats, water and power reality, what infrastructure is genuinely under construction rather than announced.
RERA-compliant copy that still persuades
Since April 2025 builders cannot advertise without RERA registration, and landing pages must disclose the registration number, unit availability and project status. Most developers bury that in six-point grey. Buyers actively search RERA numbers and approval status, so publishing it as readable content captures those searches and signals exactly the transparency Google rewards.
Launch-window sequencing
A fix landing after possession is worthless. We sequence work against your launch calendar rather than a generic twelve-month roadmap, and we say plainly when something cannot land in time to matter.
Enquiry quality, not enquiry volume
A broker filling your form is not a buyer. Forms that ask enough to qualify, tracking that separates channel from intent, and reporting against site visits rather than sessions.
Multi-project cannibalisation
Eleven outlets with eleven near-identical pages means Google picks one and suppresses the rest — so your Andheri project outranks your Thane project for a Thane search. Distinct pages per project, not a template with the name swapped.
What we will not promise
We will not get you above 99acres or MagicBricks for “2 BHK in Thane”. Those portals have thousands of listings and a decade of links pointing at their category pages. Any agency promising it is guessing.
What is winnable is every search that contains your project name, your RERA number, or a question specific enough that a feed cannot answer it. Those searches convert at a rate no locality query approaches.

Questions
Can a developer outrank 99acres for their own project name?
Usually yes, and it is the single most winnable search in property. Portals have one thin page assembled from a feed; you have the floor plans, the specification, the RERA number and the construction updates. If a portal is beating you on your own project name today, it is normally because your page does not exist as a separate URL.
How long does real estate SEO take?
Indexation and technical changes typically register in four to eight weeks. Project-name searches can move faster because competition for them is thin. Competitive locality terms take several months.
Does RERA compliance hurt SEO?
It constrains what you can claim, which rules out the copy most developers want. In practice it helps — compliant pages are factual, specific and dated, and buyers actively search RERA numbers and approval status.
Should we stop advertising on property portals?
No. Portals deliver lead volume now. Your own site compounds and produces exclusive leads. Run both and shift dependence gradually as your project pages start ranking.
We are a brokerage, not a developer. Does this apply?
Partly. Brokerages compete on locality and service searches rather than project names, so the emphasis moves to local SEO, micro-market pages and reviews. The architecture principle is the same.
